HMD Development, Inc. is a full-service general contracting and development firm that specializes in middle market commercial construction and development opportunities in the Triangle and surrounding areas. The company was founded in March 2014 by Kenneth Dickinson and Bryant Dickinson (brothers) who were determined to put their 27 years of combined experience in the construction and development industry to work for themselves. It was their passion for this business and their desire to employ what they learned while working for others to start a company that would allow them to realize their personal and family goals. HMD’s charter is to focus on projects ranging in contract sizes between a few thousand dollars to several million dollars. In its short time since being formed, HMD has successfully completed projects that range in size from $50,000 to just under $4,000,000. Projects have included building expansions, new construction and interior fitup. Interior fitup projects in the pipeline range in size from over $35,000 to over $550,000. New construction projects in the pipeline range from over $1,000,000 to over $10,000,000.
During Kenneth’s career, he has been involved in the development and construction of commercial projects ranging in size from $5,000,000 to over $40,000,000.
Kenneth Dickinson and Bryant Dickinson, brothers and co-owners of HMD, are 8th generation natives of Wake County with documented family history extending back to the early 1740s. Collectively, Kenneth and Bryant have more than 27 years of experience working in corporate banking, commercial real estate finance, commercial and custom residential construction and the development industry.
After graduating from North Carolina State University, Kenneth spent 7 years in Corporate Banking and Commercial Real Estate finance with a national lending institution. While in corporate banking, Kenneth provided financing solutions for middle market operating companies, including working capital lines of credit and capital improvements loans. While in commercial real estate finance, Kenneth provided construction and development loans to developers of all property types, including office, retail shopping, luxury apartment and student housing, warehouse, flex space, etc. Kenneth’s interest in real estate development moved him away from banking and allowed him to join up with an active private student housing and luxury apartment developer. While there, Kenneth spent 10 years developing off-campus, privately owned student housing and luxury apartment projects throughout the southeast, in NC, SC, TN, GA and KY. Kenneth earned his construction license and ultimately earned the responsibility of managing the firm’s development activities as well as its in-house construction company. Over this 10-year period, Kenneth developed and/or built over $327 million in projects across the South East. Kenneth was also very involved with the company’s in-house property management division as well as many of the owner-related matters that arose as part of the company’s general operating activities. In late 2014, Kenneth was hired by a local luxury apartment developer to assist with four luxury apartment projects that were in various stages of the development process. Kenneth left that company in late 2016 to join HMD on a full-time basis.
Bryant started his career in construction after graduating from North Carolina State University by working for a custom residential builder as a punch-out/warranty manager and superintendent where he learned the building process from the ground up. Bryant was hired away from that company to join a triangle-based commercial and residential general contracting firm that focused on commercial construction projects and high-end custom residential projects in the Triangle. While at that firm for more than 8 years, Bryant was one of the company’s lead superintendent/project managers that was responsible for managing site work activities and constructing mostly steel framed buildings in the $2,000,000 project size. Bryant has been involved in the construction of many different property types, including office, retail, flex, manufacturing, churches, drug stores, fast food restaurants, etc. During the downturn, Bryant moved within that same company from the commercial construction group to their residential construction team where he successfully built houses in the Triangle in the $750,000-$2,000,000 price point. Prior to leaving that company to start HMD with Kenneth, Bryant had successfully completed more than 25 commercial projects and 8 houses.
Kenneth and Bryant believe they are unlike any other Triangle-based commercial general contracting and development firm in that they have real life experience in all stages of a project’s life cycle, from site selection through lease-up and stabilization. In addition, Kenneth and Bryant clearly set themselves apart from other mid-market construction related firms in that in that they not only have construction expertise in all product types, they also have an expertise in real estate development and project financing.
